Take a broad view in Ratoath with three-beds from €300K

The commuter town of Ratoath is replete with family-filled semi-detached homes, says agent Colm Byrne of Sherry FitzGerald, one of the joint agents launching Broadmeadow Vale, a new development named after the river that flows through the town.

The town has a population of about 9,500 and a third of its residents are under the age of 40. There are a number of schools including Ratoath College Secondary School, built in 2005, and St Paul’s National School, founded the same year, and adjacent to the latest scheme of 126 new houses by Sherwood Homes.

The builders have form, having already constructed three substantial estates here: 80 detached houses at The Old Mill, which started in 1999; another 97 homes at Jamestown, launched in 2000; and Milltree Park, launched four years later.

Phase one of Broadmeadow Vale launches on Thursday and comprises 35 A-rated properties, 26 of which are three-bed units and six four-bed semis. While mainly two-storey in height, the five-bedroom detached units, of which there are three for sale in this first phase, are three storeys tall.

Quartz countertops

The showhouse has been designed by Louise Delahunty’s Lou Dela Interiors and includes units by Gallagher Kitchens featuring high-end quartz countertops. Appliances are not included.

Prices for the three-bed terraces (110sq m /1,192sq ft) start from €300,000 for a mid-terrace and €310,000 for an end-of-terrace.  

Asking prices for the three-bed semi (115sq m/1,143sq ft) start from €325,000; the four-bed semis (134sq m/1,445sq ft) start from €385,000 while the five-bed detached properties (208sq m/2,240sq ft) start from €495,000.

Each house has parking out front for two cars.

St Stephen’s Green is a 27km drive, and the Docklands/Connolly line rail service can be accessed at Dunboyne 9km away.

Bus numbers 103X, 105X and Bus Éireann all run services from the town to Dublin city centre, while the number 109A services Dublin airport.
